The Right Real Estate Investment Firm
  
The current deep recession and credit crisis has created the perfect buying opportunity for distressed real estate in the U.S. These market conditions have created a unique window of opportunity which allows buyers with liquidity and the right bank contacts to purchase in bulk at significantly reduced pricing. It is anticipated that these market conditions won't last long as the government injects liquidity into the banks and the market. Buying in bulk directly from the banks, grants access to deeply discounted prices that are only available to a handful of investors at the 1st tier level. We have relationships with several banks for the acquisition of large pools of REO's and a also large network of investors for the disposition of these assets.
The original mortgages on the properties have since become REO's and listed by an agent for 80% of its current value. After 3-6 months the banks move quickly to remove these bad assets from their books at deeply discounted prices offered to investers at 50% - 60% of current value. Since all properties have been through the foreclosure process they have clean title, free of all subordinate liens, claims, mechanics liens etc, that may have been recorded against the property with the exception of pro-rated taxes and some utilities. The taxes are paid current by the bank at the trustee sale but taxes from trustee sale to the time of acquisition are not pro-rated. Each home typically has around $1K of taxes owed. All properties are sold from the bank “as is” and we resell them “as is.” The homes have typically been well maintained by the bank up to the point of acquisition. They have been vacated, cleaned out, key boxed and winterized if necessary.
